Design & Plan Coordination
We help coordinate planning conversations with architects, designers, and other professionals as needed to refine layouts, floor plans, and selections. The focus is on functionality, budget awareness, and market-ready design.

Pre-Construction & Permitting Support
We help organize pre-construction planning considerations, including budget expectations, documentation needs, contractor referral options, and permitting-path questions before the client selects and contracts directly with any contractor.

Contractor Selection & Client-Managed Contractor Relationship
Clear Coast may provide a referral list of independent licensed contractors for the client to review. The client selects, hires, contracts with, and pays contractors directly. Contractors are responsible for any construction services, jobsite supervision, inspections, warranties, and code compliance.

Walkthrough & Closeout
When applicable, we can help clients organize closeout questions, documentation requests, and planning considerations, while any final walkthroughs, punch-list items, warranties, and construction closeout obligations remain the responsibility of the contractor hired directly by the client.

Post-Completion Support (As Applicable)
After completion, we remain available for follow-up support, documentation handover, and next steps related to resale, rental, or future phases.
